Full management is 15% of rental revenue — this covers everything: bookings, guest communication, check-ins, cleaning coordination, maintenance and monthly reporting. There are no upfront fees; we only earn when you do. Our digital-only package is available for owners who already have on-the-ground staff but want professional listing management and marketing.
Our onboarding process has four steps: (1) a free consultation to understand your villa and goals, (2) professional photography and listing creation across Airbnb, Booking.com and our direct booking platform, (3) dynamic pricing setup and calendar sync, and (4) handover — from that point we handle everything. Most villas are live and receiving bookings within two weeks.
No. That is precisely why owners work with us. Our team is on Koh Phangan full-time and can be at your property within the hour if needed. You receive a monthly report with every booking and expense, and you can check in with us any time via WhatsApp. Many of our owners live overseas and have never needed to fly in for an operational issue.
We list on Airbnb, Booking.com, VRBO and a direct booking website for your villa — direct bookings save the platform commission and go straight to you. All calendars are synced in real time to prevent double bookings. We also run targeted social media and SEO campaigns to build your villa's own audience over time.
It depends on villa size, location and amenities, but a well-managed 2–3 bedroom villa with a pool typically achieves 60–75% occupancy and earns between ฿600,000–฿1,500,000 per year. Peak season (December–April) commands significantly higher nightly rates. We are happy to give you a personalised revenue estimate during your free consultation.
We ask for a 3-month initial period so we have enough time to properly set up listings, gather reviews and optimise pricing. After that there is no lock-in — we work on a rolling monthly basis. Our owners stay because the results speak for themselves, not because of a contract.
